APPLICATION FEE:
$25.00 application fee (maximum 2 application). Application fee waived for Teachers employed by the Cumberland County Board of Education.
PETS:
Cats accepted. A $300.00 Non-Refundable Deposit and Cats must be neutered and declawed.
RENTAL RATES:
Rental rates are subject to change without notice. Variation in rental rates are based on market and location.
LEASE TERMS:
Lease terms are (6, 9 and 12) months. Month to Month leases are available for an additional $150.00 premium per month.
OCCUPANCY LIMITS:
No more than two persons per apartment.
CREDIT STATUS:
All prospective residents must have a satisfactory credit rating. A Credit Report Inquiry will be requested from the Credit Bureau.
No More than 20% of the trade activity can be over an R-2 rating. Unpaid judgments or collections totaling $300.00 will not be satisfactory.
RENTAL HISTORY:
All prospective residents must have satisfactory current rental or mortgage history.
Unsatisfactory rental or mortgage history will be anyone who has had two (2) NSF checks on their account; or anyone who has been or is in the process of being evicted, or has breached their lease agreement; or anyone who currently owes money on their housing account.
INCOME:
All prospective resident's gross income must equal or exceed three (3) times the monthly rent. Combined income for married couples will be considered gross income.
CO-SIGNERS:
A co-signer will be required for any prospective resident under the age of twenty-one (21), and must meet all of the above guidelines to qualify.
TRANSFER FEE: A $150.00 fee will be assessed for all inter-community moves. A new deposit and a new six month lease will also be requested.
